LOCKE TOWNSHIP PLANNING COMMISSION MEETING MINUTES

TUES APRIL 15, 2025    7:00 PM      LOCKE TOWNSHIP HALL, 3805 BELL OAK RD, WMSTN

Members Present:  Jordan Smith, Dorothy Hart, Ty Hull, Duane Pinckney.

Members Absent:  Cory Jorgensen

Also Present:  Julie Moore-Zoning Administrator, Brad Kotrba-Planner, Tom Dean, Nate Lott

Call to order @ 7:00 PM by Chairperson Smith, Pledge of Allegiance, Thank you for coming.

Approval / Additions to agenda.  Add wind & solar waste under concerns/comments.  Motion Pinckney, second Hart to approve agenda.  PASSED.

Action on Mar. 18, 2025 minutes.  Motion Hull, second Pinckney to approve minutes.  PASSED.

Unfinished Business.  None.

New Business – presentation by Williams & Works Planner Kotrba.  Zoning Ordinance-Districts  [residential, agricultural, commercial].  Thirteen draft pages distributed, reviewed and discussed each page.  Consensus:

Not address Short-term Rental Units in Zoning Ordinance,

Change Conservation/Agriculture District to Agriculture District,

Clarify minimum front yard setback from 75’ to 108’ from roadway center line,

Uniform 20% maximum lot coverage,

Change minimum floor area per dwelling from 1000 sq ft to 800 sq ft.

Accessory Dwelling discussion.

Public Comment/Communications.

Lott inquired regarding accessory building prior to principal building, temporary dwelling, and

lot coverage.

Dean had questions regarding member attendance, lot sizes.  Appreciates the Planning

Commission work.

Concerns/comments of PC Members, Zoning Administrator and Consultants.

Wind and Solar Waste staged, disposal, etc.  Will address when those Ordinance Articles reviewed.

Having no further business, motion Pinckney, second Hart to adjourn at 9:12 PM.  PASSED.
