Purpose of Meeting: Continue review of Zoning Ordinance update

Members Present: Bruce Miller, Dorothy Hart, Duane Pinckney, Jordan Smith, Ty Hull

Also Present: Julie Moore-Zoning Admin., Brad Kortba-Williams & Works Planner, Barry Davis

Call to order by Chairperson Smith @ 7:00 PM, Pledge of Allegiance.

Approval / Additions to agenda. Added to New Business-Data Centers, Flag lots, Property Tax. Motion Miller, second Pinckney to approve agenda as amended. PASSED.

Action on November 18, 2025 minutes. Motion Hull, second Pinckney to accept. PASSED.

Unfinished Business. None.

New Business. Zoning Ordinance update/review led by Planner Kotrba included:

Article 15 — Zoning Board of Appeals

Article 17 —Administration, Enforcement, and Severability

Article 2 — Definitions

Data Centers. Kotrba to bring information to address as ZO amendment after Zoning Ordinance adopted.

Flag lots. Review Davis information from Oct. 21 PC minutes.

Property tax proposal from other states to revoke. Discussion, no action.

Public Comment / Communications. None.

Concerns/comments of PC members, Zon Adm and Consultants.

Han will prepare annual Planning Commission written report for the Township Board.

Next meeting January 20, 2026: Election of officers [chair, vice chair, secretary)

Complete ZO draft by Tues. Jan 6*

Feb. – Possibly Attorney review & finalize ZO

Mar. – Possibly public hearing on ZO
